We are specialists in the purchase and sale of holiday homes in Spain.
We limit ourselves here to the costs and taxes as they apply to NON-RESIDENTS of Spain.
You will be faced with various taxes that you have to pay as a non-resident.
You pay Point 1 to the municipality, Points 2 and 3 to the state. Because point 1 differs per municipality and points 2 and 3 depend on certain factors, it is not possible to give you an exact amount or percentage here. As a guideline, you can assume that the three taxes together amount to a maximum of 0.5% of the purchase price per year. In fact, these taxes are related to the cadastral value of the property. Calculation example: If you have bought a house for € 200,000, then, depending on the municipality where the house is located, you pay approximately € 450 to IBI and approximately the same amount to both national taxes together. In most cases, you can offset the wealth tax and income tax against the income tax in the Netherlands.
These are of course entirely dependent on your consumption. The fixed fee for water and electricity is approximately € 30 per month. Part of the consumption is already included in this.
We would also be happy to provide you with information regarding financing options! We have contacts with various Spanish banks and can arrange the request for a quote for you.
The local taxes: THE TASAS These are imposed for eg collection of household waste, sewerage, etc. the amounts are usually small, a few tens per year. Costs for the association of owners If you own an apartment or a house that falls within an association (think, for example, of a number of houses with a communal swimming pool), there will be common costs that must be paid via the distribution key determined at the notary. Depending on the size of the complex, the facilities (swimming pool, garden, lifts, etc.) and the included costs (insurance, maintenance facilities, etc.), these costs average between € 50 and € 150 per month. Please note that on the Costa del Sol the average of these costs is considerably higher than on the other Costas. Gestor We advise you to use a Spanish gestor (administration office) for the handling of these (and other) formalities. For a small fee (€ 100 to € 150 per year) they will arrange all these things for you. Mind you, in Spain the initiative for many things lies with you, and not with the government. For example, you must ensure that you pay the road tax on time. You will not receive an assessment or a reminder for anything, the initiative lies with you.
